In 2012, Juniper Investment Group purchased 15 acres of land in the rapidly expanding Midland-Odessa metropolitan area. This strategic transaction allowed Juniper to supplement its acquisition portfolio with a development opportunity.

The Results
Despite being Juniper’s first ground-up development, the Faudree Ranch project proved to be highly successful. The development was completed within 21 months and was completed well within the allocated budget.
At the time of sale, occupancy was close to 100%, and the project was generating monthly Net Operating Income (NOI) of over $200,000. Juniper refinanced the original construction loan in 2015 with excess proceeds distributed to the equity partners.
Over a hold period of four and a half years, investors realized a 2.02x equity multiple and an internal rate of return (IRR) of 21% on their original equity investment of $1,400,000.
This performance showcased Juniper’s capabilities and served as a proof-of-concept for future development opportunities.
